When your home’s HVAC system runs well, it’s easy to not remember it still requires regular maintenance to continue running smoothly. As a homeowner, there’s a lot you can do to make sure you stay cool in your home during the middle of the summer in Phoenix and that you’re warm when it’s cooler outside.

Here are a few simple tips to try on your own:

  • Remember that people generate heat. So lower the thermostat a degree or two if you’re expecting family to visit during our mild Arizona winters or if you’re expecting to entertain a large group of guests.
  • Find the places where air can sneak into your home, including around outlet covers, and caulk or use weather-stripping around these areas, as well as around all entrance doors and windows.
  • Make sure fireplaces have tight-fitting dampers, which can be closed to keep cold winter air – or hot air in the summer – from entering your home when the fireplace is not in use.
  • You can prolong the life and increase the efficiency of your system if you regularly change your unit’s air filter.
  • Ensure there’s at least two feet of clearance around your outdoor unit for maximum air flow.
  • To assure proper air flow inside the home, don’t block vents or ducts.
  • A programmable thermostat will allow you to keep your home’s temperature constant and can easily be set to warm up the house in the morning during the winter or cool your house down before you get home from work in the summer.

Why Is a High AFUE Rating a Good Thing?

If you’ve shopped for a furnace, you’ve probably heard the term “AFUE” tossed around as a measurement of how good a given model is. A higher AFUE rating often means a higher price, and you might naturally wonder what exactly you’re getting for that additional cost. Here in Mesa, AZ, heating repair services can discuss the matter in detail with you, but we have a short version right here. Why is a high AFUE rating a good thing? Read on for the answers.

AFUE stands for Annual Fuel Utilization Efficiency, and it’s a means of measuring your heater’s overall efficiency. To obtain the number, you divide the amount of energy the heater takes in to do its job by the amount that actually goes into heating the home. You’re left with a percentage rating, representing how much of the heater’s energy it actually uses for heat. The rest is lost to waste and inefficiency: energy that you have to pay for even though you don’t end up using it.

That’s why a high AFUE rating is a good thing. It speaks to the quality of the furnace you’re buying and can constitute real savings from month to month on your home energy bills. Say you have a unit that has an AFUE rating of 50% and another one with an AFUE rating of 90%. You need 50,000 BTUs to heat your home. With the first heater, you would need to generate 100,000 BTUs of energy for that 50,000 BTUs, while with the second heater, you’d only have to generate 55,555 BTUs. That’s a difference of almost 45,000 BTUs: almost double the amount of energy you needed to heat the home in the first place!

Apply that from month to month and you begin to see why a high AFUE rating is a good thing. You should ask about the AFUE rating any time you’re considering adding a new heater, or look for the EnergyStar logo which indicates ah ANFUE of 90% or greater in gas furnaces and 85% or greater in oil furnaces. Protect Your Heat Pump with Regular Maintenance

Here in Mesa AZ, heating systems often include heat pumps, which use the same principles as air conditioning systems to both heat and cool your home depending on the weather. Heat pumps work best in climates with warm winters, making the deserts of Arizona an ideal place to use them. As with any appliance, routine maintenance and upkeep can make a big difference in its ability to function effectively. If you’ve just installed such a system, you should know how to protect your heat pump with regular maintenance.

Maintenance isn’t quite the same thing as repair. It’s basically a tune-up session, in which the technician cleans all the interior components, recharges refrigerant, tightens loose fittings and runs the heat pump for 15 minutes or so to look for any larger issues in need of repair.

This serves two very important functions. Firstly, it allows you to get an early jump on any lingering issues that might get worse as time goes on. That helps lower your repair bills by addressing a small problem instead of a big one. It also gives you the luxury of scheduling a repair at your leisure, instead of rushing to fix a problem as quickly as possible because the heat pump has broken down unexpectedly.

Secondly, it improves the overall functioning of your heat pump: allowing it to run more efficiently. By cleaning off the dirt, tightening the screws and similar maintenance issues, it reduces friction on moving parts and keeps components from rattling in their housings. It also stops things like air leaks, and keeps refrigerant gas at optimum levels. All of that means that the heat pump won’t waste any energy, which means you’ll save on your monthly bills.

EVIT Expo Showcases Career & Technical Education on January 25, 2014

Join us January 25, 2014 at the East Valley Institute of Technology (EVIT) Expo, where you can learn about technical careers and education, including certificate programs. The event will take place from 9 am – 1 pm at the Dr. A. Keith Crandell Main Campus located at 1601 W. Main St., Mesa, AZ. Grab your friends and family, take a tour of the campus, and enjoy the many other activities, including prize giveaways, pet adoption event, and car show.

 

This is a great opportunity for students and families to visit the 65-acre campus and learn more about the opportunities offered to both high school students and adults. Programs include more than 30 occupational training programs in Automotive Services, Collision Repair, Cosmetology, and more.

Save with SRP’s Duct Test and Repair Rebate

Does your home have rooms that are too hot in the summer or too cold in the winter? The culprit may be leaky ducts. SRP’s Duct Test and Repair rebate helps you identify where in your home energy may be escaping. 

Approximately 20% of the air that moves through the duct system in many homes is lost because of improper installation. If ductwork becomes loose after time or is jarred during construction or remodeling, leaks can also easily occur, allowing heated or cooled air to escape into your home’s attic, where temperatures can exceed 140 degrees during our fierce, desert summers.

Loose ducts can pull in dusty air from the attic or even from outside, which ends up being the air you breathe inside your home. The ductwork in a home is like the veins of the body, moving the air (blood) throughout the home. Repairing any leaky ducts ensures the air inside your home stays safe and healthy, keeping your family healthy, as well.

An average of 50% of your annual energy bill is spent on running your heating/cooling system. SRP’s current offer gives homeowners up to $75.00 based on the cost of duct testing and up to $175.00 based on the cost of duct repairs. For example, if you were to have a minimum of $400.00 in repairs and testing done, you would qualify for a $250.00 rebate from SRP. The rebate does take 6-8 weeks to receive, but we file all the paperwork for you. John’s offers duct sealing services year round, but using SRP’s rebate can save you money now, so it’s a great time to have your ducts checked out!

As part of this responsibility, Andrew John and his Gilbert Chamber of Commerce Leadership Class are raising money for the Page Commons Senior Housing Development garden restoration project and invite you to help.

 

The Chamber of Commerce Leadership Class is a diverse group of individuals who learn about Gilbert’s government, social services, and local business so that they may become stronger community leaders. This year’s class has selected Page Commons Senior Housing, a development of 100 affordable apartments in Gilbert, as the beneficiary of their class fundraising project. With the proceeds, the senior housing development will restore their gardens just in time for spring!

Here’s how you can help. We will be collecting:

What happens to the items collected? Clothing Cycle pays for every pound you bring in. Textiles are turned into useable secondhand clothing or become wiping rags for commercial and industrial use. Some items are recycled into fibers to make everyday products like carpet padding, upholstery, and insulation.
